Bozeman Real Estate News

Bozeman’s real estate market has been experiencing an amazing amount of activity.  Low days on market and increasing prices is forcing Buyers to become aggressive.  Sales prices have increased 6.8% in only two months.  January 1st – February 28th the average sales price for Bozeman city limits was around $291,569.00.  March 1st to April 12th, 2013 we are looking at an average sales price of $312,525.00.  Our days on market for the period of March to April is also down.  We are seeing an average for 49 days on market for March to April  12th, rather than the average of 98 days that we experienced from January to February 28th.

Why Do Realtors List Overpriced Homes

Buyers often see listings and think why did the Realtor list a home at that price! Don’t they know the market?

I have created several good reasons that some Realtors’ take on overpriced listings.  

 

Why do Realtors’ List Overpriced Homes – 5 Top Reasons

  1. Taking Out The Competition - Some Realtors know they are going into an interview and that there is competition from other Realtors.  If the Realtor informs the Seller that he/she can sell the home for the most amount of money then he/she will be more likely to win the listing.  I often provide statistics to my clients in the event a competing Realtor attempts to drastically overprice a listing.  Sales statistics do not lie, and ultimately if you price close to the market a Seller can end up with multiple offers that far outweigh what an overpriced listing would eventually bring.
  2. Unreasonable Seller – Sometimes Sellers have magic numbers they have to be met.  The magic numbers are sometimes attributed to mortgages, desire to buy another house, etc. A Realtor will end up listing the home out of the desire to meet quotas.  A Realtor accepting an overpriced listing generally leaves the Seller feeling frustrated and confused, as they are going through the motions without seeing any results.
  3. Sign Calls – Sign calls are another reason Realtors’ accept overpriced listings.  A Realtor may not be able to sell the overpriced home, but they probably can sell the home down the street to a potential buyer.
  4. Open Houses – Agents can host open houses and advertise their name in the newspaper, and get potential buyers that walk through the overpriced home.
  5. Price Reductions - Sellers can get frustrated about the lack of activity.  Realtors will list the home with the realization that the Seller may ultimately be willing to reduce the price of the home to get it sold.

At the end of the day pick an honest Realtor.  Ask for sales statistics.  I know my selling history far outpaces some of the top producing Realtors in Bozeman, and I am always up front. I don’t have a desire to waste my time or the valuable time of my clients.

Bozemanite – Local Business Update

I moved to Bozeman, Montana in 2007 with my born and raised Montanan husband.  After relocating to Bozeman I have watched the city evolve and grow from something that felt like a small town to a flourishing city.  I was here to experience the terrible explosion in downtown Bozeman.  The hailstorm of 2010 that thrashed a great deal of our city, the recession affects, and now I see the city that has emerged through all of this turbulence.

The beginning of 2013 is showing me a city that will experience a great year of growth and community events.  We have two new hotels being built; Comfort Inn Suites and My Place Hotel. Bozeman residents just had TJ Maxx come to Bozeman, Olive Garden just opened, Starbucks, Tullys, Qdoba Mexican Grill, City Brew Coffee, CVS, I also heard there is a Whiskey Bar going into the old Looie’s Down Under.  For a city as small as Bozeman, we must be doing something right.  Businesses want to come here, and they are bringing jobs with them.

Home prices are also going up at a dramatic rate due to low inventory and high demand.  Bozeman is someplace that people want to go, stay, and enjoy. I cannot imagine being anywhere else in the world right now.

Yes, Montana winters are long, but they are long so we can ski, snowboard, snowmobile, ice fish, ice climb, etc.  People don’t come to Bozeman for long summers they come here for the beautiful weather and the plethora of outdoor activities that can be experienced on a whim.
