We get asked all of the time, how is the market doing in Bozeman?

If you have been on Realtor.com or any other real estate sites, you have probably seen an incredible amount of price reductions. Some properties we have seen have upwards of 3 to 4 price reductions within a matter of 0-60+ days on market. While this is a seller's market, it is incredibly crucial to understand that the market changes and to price your home RIGHT.

What we do know is that the appraisal in most transactions is usually the make or break. An appraiser will grab comparables (sold properties within the last 180+ days) to your property and assess it's market value. It's important to know what are the comparables ("comps") to your property and to have the backing of a "sales

REAL ESTATE MARKET UPDATE

Single family homes within Bozeman City Limits have seen a +27% increase when comparing July 2017 to July 2018. When you look at the last year you will see the rate of change is actually closer to +5.7%.

Pending sales are up, when you look at July 2017 and July 2018 you will see an +18% change.  When looking at the last year (7-17-17)  to date you will see the pending sales are actually only up +3.3%.  Pending sales could potentially have increased a greater amount but due to the lack of inventory sales were restricted.

Closed sales were down -6.2% when comparing July 2017 to July 2018.  Year to date sales were up +3.6%. As mentioned above this figure could have increased had their been more inventory for Buyers.
