I have broken down the numbers over a 5 year period.  I calculated anything over $800,000 in Bozeman City Limits. I went the extra step and broke the numbers down by quarter so you can decide when you should buy or sell your luxury home in Bozeman city limits.

 

  • Quarter 2 and Quarter 3 have the most home sales
  • Quarter 4 has the highest sales price but the fewest units sold

 

Please note I did not post 2014 as mentioned in the video.  I can tell you there were a total of 4 sales of $800,000.  Two homes sold in Jan and March with sales prices averaging $846,500.  One sale took place in June, averaging $800,000. The final sale took place in December and averaged $1,075,000.

With Bozeman housing prices increasing every year, is it still feasible to find a profitable rental property here in Bozeman? 

The short answer is YES. The rental market demand is STRONG and there are simply not enough rentals with the number of students and additional residents moving to Bozeman every year.  

RENTAL STATS

"In Bozeman, the most recent American Community Survey figures estimate that 56% of households are renters and 44% are owners." In looking back since 2000, the number of renters vs. owner households has maintained the same high ratios (55-57% of households). The distribution of the renter households vs. owner households has not significantly changed in the last 16 years.

Bozeman is one of the fastest growing micropolitan cities in all of America. This means our Gallatin Valley real estate market is also rapidly growing and changing as well. 

Big Sky MLS released a 2018 Annual real estate market report and the results did not disappoint. 

Here are some key takeaway stats from the report: 

  • In Gallatin County, we saw an average sales price rise by 13.4% in 2018 compared to 2017.
  • One of the many factors to the rise in pricing is due to the low inventory which dropped by 14.6% from 2017 to 2018.
  • Within the Bozeman City Limits, the total sales closed increased by 3.6% in 2018 and the percent of list priced received came in at 99.1% of all sold homes in the area.

REAL ESTATE MARKET UPDATE

  • The Median Sales Price for Single Family homes in Bozeman has seen a $20,500 decrease February 2019 compared to February 2018.  
  • Year to Date, we are looking at an AVERAGE sales price of $437,000.
  • There has been a 29.2% decrease year to date of sold properties in Bozeman. 
  • Lastly, this statistic is always interesting. Percent of homes sold at or above list price came in at 98.8% year to date.
