The National Association of Realtors (NAR) released their latest Buyer Traffic Index reflecting buyer demands remain strong through the majority of the Country. Buyers are not only ready and willing, but also able to purchase right now! Depending on where you are selling, we’ve been seeing multiple buyers competing for homes right now. Now is the time to take advantage of the current buyer activity!

  1. Lower Competition 

Housing inventory is down! The April 2020 Big Sky MLS report for single family homes in Bozeman City Limits reflects a decrease of 10.8% in inventory compared to April 2019. 

The average length of time a homeowner stays in their residence typically averages 6 years, but recently that number has increased between nine and ten years since 2011. Many homeowners are itching to move, as they haven’t been able to sell the last few years due to negative equity. As home values continue to appreciate, more homeowners are faced with the freedom to sell and move.  

Some homeowners have been reluctant to list their home the last couple of years for fear they wouldn’t find another residence to move into. This is all changing as more homes come to the market at a higher price point. As time elapses, more inventory will come on the market and buyers will have more options. Don’t wait for more buyer competition! 

  1. Quicker Process

Due to the competitive nature of the real estate market, buyers have been forced to do all they can to stand out, including getting pre-approved for their loan. This enables buyers to know their price point and what they qualify for as far as the loan amount. This pre-approval step is making the entire selling process much faster, saving both buyers and sellers time! 

  1. Never a Better Time to Upgrade

If you are in the market for a luxury or premium home, now is the time to upgrade! The inventory in these specific price ranges has created a buyer's market! So, if you are planning on selling a starter home, it should sell quickly AND you’ll be able to find your next upgraded home.
