Attention Bozemanites! A proposal for a new subdivision, called Gran Cielo, which has been in the works since October 2017 is finally catching some momentum.

The Gran Cielo Subdivision would be located northwest of S. 27th Avenue and Graf Street and would extend over 48.754 acres. In hopes to increase affordable housing in the area, this subdivision would consist of 124 residential townhouses, three open space lots and two parks.

After National Geographic and CNN named Bozeman as one of the best places to live, we've been experiencing a spike in population. The City of Bozeman has been working hard on the local Affordable Housing Crisis and
has put together The Community Affordable Housing Advisory Board (CAHAB) which meets the 2nd Wednesday of

Are you entering homeownership?

Are you tired of renting?  Are you wanting to live by your own rules, rather than some strangers? Are you tired of being told you can't have a dog? Are you tired of your landlord telling you they are coming to do a walk through, or you have to move because your landlord is selling?

It doesn't really matter what your "Why Buy" reason?  Did you know you can buy a home for 0% down outside of Bozeman (West of Gooch Hill), or as low as 3.5% down in Bozeman city limits?  Did you know you can do a conventional loan for as little as 5% down?

Take a look below at some of the greatest opportunities in Bozeman under $400,000

For those who have not been so lucky finding a place, we hope this guide will help you get that much closer to finding a home.

Is it challenging to find a rental in Bozeman? The short answer is YES, it very much can be. We live in a wonderful community that is quickly becoming not just a stop for tourists but a permanent home for many out-of-staters. Montana State University combined with the working professional who is not yet a homeowner creates a large number of renters for only a limited supply of actual rentals.

Timing: Start your search ASAP. The reality is that there is a limited supply of rentals within city limits and it is very competitive in certain rental price points. Though Bozeman is a very dog friendly community, there

This is the question of the century. And to make matters worse, this question branches off into a million other questions.

Do you stay in Bozeman? Do you leave? Where do you go if you do leave? What kind of job do you want? How much can you expect to get paid? What kind of work benefits (i.e. health insurance) will you receive? Are your parents going to boot you off of their health insurance soon? When can you afford a new car? Can you afford a higher car insurance premium? Can you get a dog? Do you want to live in an apartment building? Do you want a yard for your new dog? If you weren’t overwhelmed before, I’m sure you are now!

These are the questions we ask ourselves (or should ask ourselves) once when we enter “adulthood”.

There was a recent Downtown Bozeman lot on the market for $345,000. After reading that, you are likely thinking something along the lines of ... "WHAT! That is an outrageous price!"

Affordability is a huge issue in town. Yes, we agree. However, there are a number of lots for sale in the $80K-$100K+ price range. In addition, in the last few months we sold new construction homes (3 to 4 bedroom - single family home) for that amount that were slightly outside downtown.

The take away here is, don't freak out that you can't afford Bozeman. You ABSOLUTELY can!
