It can be difficult to find a rental in this competitive rental market. Here are some tips and tricks when applying and what do when reaching out to property management companies. 
TENANT TIPS and TRICKS:
  1. Consider submitting an application with a few property management companies (or as many as you feel you are willing and able to do)
  2. Consider paying for the application fee, if it applies 
  3. Consider getting reference letters from past landlord's if you had a good relationship and sharing with your application
  4. Follow up with Property Managers that you have submitted an application with and casually check in on new properties coming on the market 
  5. Your credit score will be pulled, so do make sure your record is clean. Any hinderances on your record will show up. 
  6. Be diligent about checking the property management websites for new listings (unfortunately many do not have a newsletter email list to sign up for new properties - that would be too easy) 
  7. Schedule showings immediately when a rental property is of interest (sometimes a company can get hundreds of applicants)
  8. Act quickly - rental properties may last only for a day or a few days in our market. 
  9. Smaller property management companies - sometimes it is easier to build rapport with them so do ask them questions to say what you can do to qualify as a tenant at the top of their list 
  10. Be prepared to put down your security deposit when you sign the lease 

In general, build rapport with property management companies early on. Some of them will save your information on file and will potentially reach out to you direct before a rental comes on the market.
Summer - many leases turn over this time of year, so you are in a good position to see more options come on the market! 
Property Management companies want to have good, reliable, responsible, professional tenants as much as you as a tenant want a great property management company on the other end. So put your best foot forward!
