REAL ESTATE MARKET UPDATE | BOZEMAN CITY LIMITS

Statistics for Big Sky County MLS for October 2020 have been released and we are excited to share what the market has done over the last month and compare it to October 2019. 

  • Average Sales Price for Single Family Homes have seen an increase of 22.3% jumping to $613,818. Condo/Townhouses also saw an increase this month of 11.7% putting the Average Sales Price at $372,010.

  • Closed Sales have increased for Single Family Homes with a total of 70 closed transactions, up from 54 in 2019. Condo/Townhouses have also seen a large increase of 40% with 70 Closed Sales.

  • Inventory of Single Family Homes has decreased by 74.4% to only 34 homes vs. 133 this time last year.  Inventory…

Good Morning Bozemanites! It's time for our Monday Market Update for Bozeman and Belgrade City Limits.

We decided to change things up a little and compare Bozeman City Limits statistics to Belgrade City Limits for September 2020

 

Single Family Homes within Bozeman City Limits sold for 100.1% of their asking price while homes in Belgrade City Limits sold for 100.4% of their asking price.   

More properties are coming onto the market within the City of Bozeman as new listings totaled 51 while Belgrade City Limits was 20. More properties are selling within the City of Bozeman as August totaled 71 closed sales and 33 properties sold in Belgrade City Limits.

This week we are comparing Bozeman City Limits statistics to Outside Bozeman City Limits for September 2020

 

 

Single Family Homes within City Limits sold for 100.1% of their asking price with an average sales price of $604,528 while homes Outside City Limits sold for 98.8% of their asking price with an average sales price of $1,025,515

More properties are coming onto the marking inside the City as new listings totaled 51 while Outside City Limits there was 44.  Less properties are selling inside the City as August totaled 71 closed sales and outside the city 75 properties sold.

REAL ESTATE MARKET UPDATE

  • The Median Sales Price for Single Family homes in Bozeman has seen a $20,500 decrease February 2019 compared to February 2018.  
  • Year to Date, we are looking at an AVERAGE sales price of $437,000.
  • There has been a 29.2% decrease year to date of sold properties in Bozeman. 
  • Lastly, this statistic is always interesting. Percent of homes sold at or above list price came in at 98.8% year to date.

Bozeman Real Estate Market 2017 Winter Update To say this winter has been busy is an understatement.  If you think for one second selling a property in the winter is bad, think again.  All of these properties went under contract this fall/winter.  The market still looks strong in all areas; however, that statement strongly depends on the location, price, and condition of the property.

There was a recent Downtown Bozeman lot on the market for $345,000. After reading that, you are likely thinking something along the lines of ... "WHAT! That is an outrageous price!"

Affordability is a huge issue in town. Yes, we agree. However, there are a number of lots for sale in the $80K-$100K+ price range. In addition, in the last few months we sold new construction homes (3 to 4 bedroom - single family home) for that amount that were slightly outside downtown.

The take away here is, don't freak out that you can't afford Bozeman. You ABSOLUTELY can!
