The subdivision of Eagle Rock Reserve, located south of Bozeman, is recognized for its large, luxury lots with incredible scenic views. Its entrance is located at the intersection of Triple Tree Road and Star Ridge Road. In total. there are thirty-nine single-family homes in the community, however there sometimes (very rarely) opportunities for development. Eagle Rock Reserve Subdivision is run by the Eagle Rock Reserve Owners Association (ERROA), and the goal of this neighborhood was to incorporate (and keep) as much as the natural beauty of the area into the the community as possible. Additionally, there are strict rules when it comes to building, specifically in regards to size and design of a new property, and changes must be approved by the committee.
The desirable, luxury subdivision of Triple Tree Ranch is located just southwest of Eagle Rock Reserve.
Eagle Rock Reserve Homes For Sale
Eagle Rock Reserve is a sought-after luxury subdivision that comprises only a small selection of estate-sized single-family homes. A majority of the homes in the neighborhood were built in the 1990s (though there are definitely more recent builds), and as per regulations, have a distinct, traditional style that emulates cottages, sometimes split-level in design.
Homes for sale in Eagle Rock Reserve are desirable for a few reasons: the size and square footage offered and the community itself being two of the biggest reasons. These properties are constructed on lots with substantial acreage—20, in fact, being the standard lot size. Homes themselves range in square footage, but the roof print cannot be below 1,400 square feet (or 1,600 on regular lots). Most properties comfortably sit around 4,000 square feet in total size. With this space comes multiple bedrooms and bathrooms, which can suit a range of lifestyles and can accommodate guests easily.
While interiors do range from property to property, a common feature of Eagle Rock Reserve homes are the incredible lots themselves. These can back onto the extensive trail system or open space. As well, homes in this neighborhood are known for their landscaping, and with the views of the mountains, backyards make for excellent spaces to entertain.
Shopping, Dining, and Entertainment Near Eagle Rock Reserve Subdivision
Although Eagle Rock Reserve has a rural feeling (especially as it aims to preserve the area as a habitat for wildlife), there are some exceptional amenities that this community offers—all on about 650 private acres. Residents have access to the surrounding trails (which are well-preserved) and open space, as well as the equestrian facility and a fly-fishing pond. The community also has an on-site ranch manager and a barn.
The Eagle Rock Reserve Owners Association takes care of most of the landscaping and maintenance duties, and does well to keep the area a safe haven for local wildlife. Animals can often be observed in this area. And although Eagle Rock Reserve Subdivision is particularly desirable for its seclusion, its a manageable drive away from a number of other communities and attractions (not limited to Bozeman, Belgrade, Big Sky, and the Bridger Bowl).
