Home 40 is a luxury subdivision about 7.5 miles south of Downtown Bozeman. This Gallatin County subdivision can be accessed from Fowler Lane, and includes the following streets: Clancy Way, Mclure Drive, Waylon Way, and a portion of Haystack Drive. The community has a planned 49 lots.

Home 40 is located off of Fowler Lane, south of Downtown Bozeman. At about 7.5 miles away, it is roughly a 15-minute drive to the city center. There are only a few streets that make up the Home 40 subdivision, Clancy Way being the community’s main road. The Home 40 subdivision features a clubhouse, located on Clancy Way, for resident use. The building houses a swimming pool and an exercise facility. This is included in the subdivision’s HOA fees and, like many of the homes in this community, backs onto a large pond. 

Schools in the area include Anderson Elementary School, Morning Star Elementary School, Sacajawea Middle School, and Bozeman High School. Families might enjoy the Home 40 subdivision for its large yards and outdoor recreation, such as parks and trails, nearby.
