Is the Knolls a 55 and older community?
Yes, you must be 55 and older to live / own a property in this community. If you are a resident of the Knolls, the community center (and access to the dining facilities if you accompany a resident of the assisted living facilities, not complimentary) can be accessed and there is a small on-site gym accessible to the Knolls residents without any additional fee to use.
Can you rent the property out in the Knolls?
There is a restriction that a homeowner cannot rent out the property especially no short-term rentals on websites like VRBOs, Airbnbs, etc would be allowed.
Is the Bozeman Hospital close to the Knolls at Hillcrest community?
YES! From the Knolls community to the Hospital is about a 1/2 mile down Highland Boulevard.
Nearby amenities (trail systems, shopping, restaurants, etc)
There's a wonderful flat walking trail (Pete's Hill) and biking trail system (The Hospital Trails) very accessible from the Knolls. Some of the best views of Bozeman are from Pete's Hill. There is a newer grocery store at the bottom of the "hill" that would be a great convenience but walking there would be a little far down and up the hill depending on your comfort level. The Bozeman Library is also in close proximity though again one may prefer to drive but walking to the library can be done by cutting through Pete's Hill.
HOA dues or other fees
Dues will are roughly $270 per month ++ (verified 08/2020). This excludes taxes.
The dues include snow removal and light yard upkeep and more.
Can you walk to downtown Bozeman from the Knolls?
It's feasible but it will take anywhere from 15-25 minutes depending on how quickly you walk. Downtown Bozeman (off of Main Street) is about a 1 - 1.5+ miles away and encompasses a lot of our top restaurants, shops, bars, etc. though I would say most people would be more comfortable driving not walking just based on the distance.
Single-family homes
Homes in the Knolls are very much treated as single-family homes except that the HOA will help with snow removal and light yard maintenance. It would ultimately be the responsibility of the homeowner to upkeep the exterior of the property.
