The town of Emigrant comprises an area of about 11 square miles, situated right on the riverfront. Because of its close proximity to Yellowstone National Park, Emigrant (like many of the other communities in this region) is a popular stop for those visiting the region. As a result, Emigrant's economy is dependent on tourism, and permanent residents enjoy the scenic beauty and outdoor recreation. Emigrant is also located about 30 miles north of the community of Gardiner

Emigrant's real estate market is made up of mostly single-family detached homes. As the town is relatively small, properties are less frequently found on the market than in, for example, larger communities such as Livingston or Belgrade. For those searching for a rural escape, Emigrant offers large lots and private properties, as well as exceptional views of the Montana landscapes.

Single-family homes for sale are typically built in traditional styles, with split-level and multi-story builds being the most prevalent. While there are a selection of homes in the center of town, a good portion of the properties are spread out around the hillside, west of Highway 89. Emigrant also has a number of rental properties and lodges, which is attributed to tourism. Homes are also larger in both square footage and acreage, and properties can be rented short-term. Other common features include garage buildings or sheds/workshops on the lots, making homes in Emigrant ideal for those who love the outdoors and those who long for a more tranquil lifestyle.

Community and Lifestyle in Emigrant

Emigrant is considered a quiet, sleepy little rural town. At the intersection of Highway 89 and Murphy Lane/Story Road is where the downtown area is located. Many people pass through on their way to various area parks and campsites. Here, there is a general store, a community hall, a bank, a post office, an outdoor equipment store, and two restaurants.

One of the top highlights in the area is Yellowstone National Park, one of the most famed sites in the country. From Emigrant, the drive is about 45 minutes, through which visitors will pass through a number of small towns. Popular activities in and around Emigrant include camping, hiking, fly fishing, wildlife watching, and rafting. The Emigrant Gulch is another highlight.
