This is an interesting topic that has come up. While the Bozeman real estate market is strong for sellers at this time, our advice to most sellers is of course to list!

However, this recommendation is to those sellers looking to list with an agent, not necessarily for a For Sale By Owner. Clearly, our approach listing a property in the MLS with a custom, robust marketing campaign is not the same style and approach that a for sale by owner can do himself or herself.  

It's not an apples to apples situation. So when considering listing your property this winter and over the holidays, we've broken down some key things to consider.

- Showings and Phone Calls
Listed w/ an Agent: Selling during the winter requires an agent to show the property and be available to take calls over the holidays.  
FSBO: Will you be available to show your property or to take phone calls and respond to emails on Christmas Eve for example? Your time is valuable so consider what is manageable and what is not. 

- Property needs to be show ready 
Listed w/ an Agent: An agent will ensure all lights are on, blinds are pulled, clutter is hidden, and the home is immaculate. 
FSBO: Will you have the time to prep a home in between overnight guests and traveling schedules? 

- Host an Open House 
Listed w/ an Agent: No matter what time of year, an Open House will be promoted on a dozen sites and platforms when listing with an agent. This includes in the newspaper where most buyers will look first. 
FSBO: Hosting an Open House over the holidays requires a bit more leg work than just opening your doors to strangers and posting it on Zillow. To get a good attendance, you have to market the Open House in advance and on multiple platforms. 

- Time
Your time is valuable and stretching yourself too thin and not dedicating enough time to your property .... well there's a happy medium for each individual. Consider what time you can solely dedicate to market your property during the holidays and what time is going to be dedicated to your family and friends.
