What questions should you be asking before or during the purchase of a new build? 

  1. Builder Warranty - Is it a one year Builder's Warranty? What does the warranty include? Have you requested the Warranty upon putting in an offer? 



  2. Did you receive a specs list for the home? Do you know what finishes are going to be installed prior to putting in an offer? 



  3. What is the window warranty? 10 year, 20 year, etc? 



  4. What is the warranty duration of the flooring? How dry Montana is, are you seeing any gaping? 



  5. How long will the punch list take and will the punch list be completed before closing?
  6. What is the estimated completion of the project? If you are looking to put in an offer, knowing how backlogged the project is or isn't / during what

  • Is this the first home this builder has built? 
  • Does the builder provide a 1-year Builder's Warranty?
    Assuming yes, ensure you read what is included in the warranty. (Tip: Do not assume they will fix anything
