Timline For Buying a House

RESEARCH

In order to save you time it is important to figure out how much home you can afford, what you are looking for in a home, and to determine an ideal timeline for purchasing.

LOANS

Now that you have your home purchasing goals started, it's time to get pre-approved! By getting pre-approved before you look at homes, you are saving yourself time and potential heartache. When you are pre-approved, you know exactly how much the banks are willing to loan you, giving you a price point for searching properties. By being pre-approved before you look at homes, you are also coming to the table more prepared than other potential buyers, which can help you beat the competition when submitting your offer. 

REALTOR

Having a Realtor with your best interests in mind will ultimately make your home purchasing journey much smoother. Having an experienced Realtor in your corner will help you when submitting offers and negotiating. When searching for the perfect Realtor for you, don't be afraid to ask questions or interview multiple Agents. 

SEARCH

Once you have an idea of what kind of property you are searching for, what your budget is, and have picked the best Realtor for you, it's time to start looking at homes! Check out open houses, communicate with your Realtor, and get ready to submit an offer! 

INSPECTION

For your protection, get an inspection! Once you've found the right home and your offer has been submitted and accepted, it's time to get an inspection. An inspection is a limited, non-invasive examination of the condition of the home conducted by a licensed home inspector. The inspector will help point out defects, potential issues, and repairs that may need to be fixed before the sale. Once you have a completed inspection report, your Realtor should help you review the report and help you communicate and negotiate with the sellers regarding repairs or credits.

MORTGAGE

As the purchase progresses, you'll continually be in touch with your mortgage lender.  There may be different loan options available for you; VA, Conventional, etc. Your lender will help you chose the best mortgage for you. In order to complete your mortgage loan, you will need to submit numerous pieces of material; pay stubs, tax returns, bank statements, etc. Your lender and Realtor will work closely as well to ensure all documents are received and closing can move forward properly.

APPRAISAL

The next step in the home buying process is an appraisal. An appraisal is an assessment of the property to estimate its value. This process is in place to ensure the property is worth the amount of money you offered. If the appraisal comes back at a lesser amount than you offered, your Realtor can help you negotiate a price adjustment with the seller, if needed.

MOVE

Now that all the paperwork has been signed and keys are in hand, it's time to move into your new home and start making memories! 

NOTE: It is standard to close on a home in 45 days (sometimes up to 60 days) from the date your offer is accepted here in the Gallatin Valley.
