The real estate market has seasons just like how we have seasons here in Montana. Winter can often be a little slower people enjoying the holiday break and entertaining out of town guests. Come spring, the market really picks back up. Summer is then a very hot season for the real estate market here in Bozeman.
While it is encouraged to do everything in your power to prep your home, it's not the easiest task to get through a long list (we know). When working with Tamara Williams & Company, we can help coordinate getting your home ready -- you just tell us what you need!
The number one thing you can do when selling your home is to make your home look spotless!
If you are interested putting your home on the market, here is a condensed checklist to get your home ready:
Plan Ahead
- Get a Sales Valuation - Receive from a licensed real estate agent
- Interview Real Estate Agents - Know what your agent is offering and ask for their marketing plan
Tamara Williams and Company offers a staging credit of up to $500 in professional staging services, as well as, professional photography -- call to confirm your property qualifies! - Request home staging quotes and staging company availability (Stagers can be weeks or months out)
- Schedule home stager
- Schedule professional photographer
Photography gets overlooked. Presenting your home well in photos is equally / more important than how it is presented in person. The photos are the first thing a potential buyer will see and how you will engage them to want to see more.
Clean, Declutter, Depersonalize
6. Declutter, declutter, declutter!!
7. Clear off the countertops
8. Remove all large furniture, family photos, and unnecessary items as much as possible
9. Schedule a house cleaner to do a deep clean (Rely on a professional to find the nooks and crannies that have been neglected)
10. Ensure your home has received proper TLC in the front and backyard for curb appeal
Repairs
11. Repair cracks and holes in the wall
12. Caulk around sinks, tub, showers, etc (This will come up on a home inspection)
12. Paint interior walls with neutral colors like beige, cream, off white. Pale blues and greens are good for bathrooms.
You can use this to your advantage when marketing the home.
13. If you know your roof needs repairs, consider hiring a roof inspector to replace damaged shingles, etc.
