We were recently on our recurring call with some of the top Realtors and Brokers across the globe, a community we are a part of that includes high-performing agents who regularly collaborate to share insights, listings, and market trends. And the consensus from every corner of the world? The market is... interesting.

This particular call was centered around listing presentations and how we can better communicate our value to prospective sellers. We discussed the marketing strategies we consistently employ: professional videography and photography, expert staging, precise pricing, strategic launches, ongoing promotional campaigns, legal compliance, and more. Across the board, agents are going above and beyond for their clients.

But here's the surprising part: listings aren’t the problem right now... buyer activity is.

The number one issue every agent on the call echoed, from New York to London to Bozeman, is a lack of buyer urgency. Homes are hitting the market. Sellers are motivated. Agents are delivering white-glove service. Yet even with all that effort, properties are sitting.

We heard a story from a top-tier agent who launched a listing with extensive professional marketing, and the listing then received multiple offers. The sellers declined the offers (which is totally fine), but only to relist with another agent at a lower price, and now that property has been sitting on the market for over two years. It’s not for lack of effort. The work we’re doing is creating opportunities where few exist. But the market is undeniably challenging, and it’s not because of the agents doing the work.

The truth? Many buyers are waiting. They're actively browsing, but slow to act. Even with price reductions, incentives, and favorable terms, many remain on the sidelines. Why? Comfort. Hesitation. The belief that time is on their side.

Here’s the reality: it won’t be for long.

Buyers, now is your window. Inventory is sitting longer, sellers are more negotiable, and in many cases, you can secure a home below market value, an opportunity that rarely lasts. Once the market shifts (and it will), competition will return and prices will climb again.

Sellers, stay the course. While it may take longer to sell, now is not a bad time to list, especially with a skilled agent guiding the process. But setting realistic expectations around days on market and buyer behavior is essential.

This isn’t just a local issue, it's global. And as we near the end of summer, with the school year approaching and market dynamics expected to shift, the time to act is now.
