1. Less Exposure to Prospective Buyers
While we may all agree that the majority buyers will scour the internet to find their next home, it does not equate that if you throw your property on Zillow.com or Realtor.com it will sell. Real Estate Agents have advertising dollars to spend on numerous marketing platforms that will syndicate your property to hundreds of more websites. More than that, they have the network and buyers ready to put an offer in.
2. Buyers come from a Real Estate Agent
The days of selling your house by putting up a for sale sign and in the paper are gone. In order to gain internet traction, you have to syndicate your property to as many channels as possible. With that being said, common real estate websites have great internet presence but they don't get prioritized unless you pay for additional exposure through a real estate agent. Many buyers will lean whole heartedly on a real estate agent to do the scouring for them especially if they don't live in the area.
3. Too Many Groups to Negotiate With
Here is a list of groups that you should be prepared to negotiate with when representing yourself as a For Sale By Owner:
- Buyer who wants the best deal possible
- Buyer's agent who solely will represent the buyer interests and only their interests
- Buyer's attorney (sometimes)
- Home inspector hired by their buyer to point out every problem in the house as little as caulking
- Appraiser
4. FSBOing Has Become More and More Difficult
Every state has their own required paperwork for a real estate transaction. From property disclosures to agreements with each vendor you may work with, it is advised to cover your bases. It doesn't mean you won't follow the proper regulations but it becomes more of an issue when you are NOT following regulations. We live in a "sue happy world" where anyone can sue anyone these days. Do you want to unknowingly put yourself in a sticky situation because you forgot to have the buyer sign a disclosure?
5. You Net More Money Using An Agent
While we can argue that the Bozeman real estate market is "HOT", it does NOT mean that every house gets put under contract with a full asking price the first day it hits the market. Properties listed with a Real Estate Agent or For Sale By Owner, should all receive a sales valuation to compare like homes. If you price your home right, you will increase your chances to sell your home more quickly. If you do not price your home right, your home will likely sit on the market. The added costs of mortgage, property insurance, property taxes, utilities, interest payments, etc. can start to add up. So determine how long you can pay for those added costs each month to ensure you are thinking best and worst case scenario to maximize your profits at the end of the day.
