823 W Geyser, Livingston offers 3 units totaling 6 bedrooms, 3 bathrooms, a common laundry area, private entry for all tenants, and sits on .28 acres. This triplex listed for $500,000 and provides close distance to everything downtown Livingston has to offer.

Because this was an estate sale, Tamara Williams had to coordinate with estate representatives. She also scheduled and planned multiple photoshoots to highlight the property in the best interest to the sellers. Due to tenants still occupying some of the rooms, there was facilitation around showing times with various realtors in the area, and an agent from Tamara Williams and Company had to be present for all showings. Tamara also had to regain activity, and interest, after it went back on the…

Are you selling your home or thinking about selling your home? This is the article you'll want to read..

There’s a lot to consider when you put your house on the market. When working with a seller, I always brief my clients with a lot of this information beforehand. This is a common mistake - Using the wrong neighborhood sales statistics. You want to analyze other homes, do so within a very close proximity to where your home is located. Using a home that is located near a park or in a more appealing neighborhood than your home will inevitably cost more. So be very…

"Since 2018 Bozeman is one of the fastest growing metropolitan communities in the United States."

Our city is small in nature but what makes our micro economy tick and how is it fueled? There is no doubt, Bozeman specifically, is growing like crazy year after year. How does the growth affect our day to day, the real estate market, and the overall trajectory of where we are headed?

With more than 4 million visitors annually hosted by Yellowstone National Park, new companies are setting their eyes on Gallatin County which is diversifying the economic pool and growing the population. Whether you are a Bozeman native or are deciding to relocate from elsewhere, it is important to understand our community and how unique it truly is.

Being in-between homes is more common than you think — and we have a plan if it happens to you.

While a quick sale is a reason to celebrate, the challenge comes when it happens before you can find a new home.

This is an increasingly common situation in our current market, which remains hot due to the continued limited inventory that started in April 2020. Though inventory may increase in the spring selling season, there’s a conundrum. For every home listed, another home has to be…

It's time for our Monday Market Update for Bozeman City Limits.

This week we are comparing condominium and townhouse statistics for December 2020.

Condominiums in Bozeman City Limits sold for 100.6% of their asking price for an average of $388,814 while townhouses sold for 101.9% of their asking price for an average of $441,598.

There were a total of 21 condos for sale with an average days on market of 21. Only 9 townhouses were actively for sale with an average of 10 days on the market. If properties were on the market longer there are several factors that could have contributed to that; price, location, and layout.
