There are many different reasons you might be thinking about selling your home. Perhaps you want to downsize (or upsize), perhaps you want to take advantage of the market, or maybe you need to move to another area of the country for your company. Regardless of the reasons, there are many things to consider before you speak with a real estate agent.

You probably already have a good grasp of how the home-buying process goes since you've done it at least once before. But if this is your first time selling a home, there’s plenty more to learn. Even if you have sold a home in the past, the market is always changing.

Being in-between homes is more common than you think — and we have a plan if it happens to you.

At first, it sounds like a problem any seller would love: Your home sold after only days on the market. After all, the fear of a property lingering on the market, enduring possible price cuts, or low ball offers is what keeps many from selling in the first place. While a quick sale is a reason to celebrate, the challenge comes when it happens before you can find a new home.

This is an increasingly common situation in our current market, which remains hot due to the continued limited inventory that started in April 2020. Though inventory may increase in the spring selling season, there’s a conundrum. For every home listed, another home has to be…

The days may be getting shorter, but the list of reasons to BUY NOW is getting longer.

The falling leaves and slowing days often cause the real estate market to do the same. But here are some reasons why this slower pace could actually be good for home buyers.

1. There are fewer Buyers on the market

As the market slows, this means there are LESS BUYERS on the market competing for the same house. This makes it easier to negotiate by giving Sellers less options to chose from.

2. Sellers may be motivated by the end of the year

Closing by December 31st may be beneficial for Sellers in terms of taxes. They may be able to take advantage of tax gains or losses during the year, that might go away if they were to settle in January.

One way we stay ahead of the competition is by meticulously watching the local real estate market and we'd love to share with you what we've found!

In June 2019, single family homes in Bozeman City limits sold for 99.7% of their asking price!

61 homes have gone under contract and 61 homes have sold! Here at Tamara Williams and Company we placed 5 properties under contract and sold 6 others. Take a look at our June 2019 Production.

There were a total of 127 homes for sale, that is 20 homes less than 2018.  With an average days on market of 44 days, we bet you thought the average days on market was much less!  If homes were on the market longer than 44 days there are several factors that could have contributed to that; price, location, and…

The Bozeman population is on the rise! What does that mean if you're renting?!

The current population in Gallatin County is 107,810 people with a population growth projection to 159,000 in 2045. In the next 28 years, Gallatin County is projected to grow at 2,000+ people per year until 2045. Of this growth, about half is likely to occur in the City of Bozeman. So what does that mean for you as a renter? Well, that could mean higher rent prices, lower rental inventory, stricter rental agreements, and more!

Now for the big question, “Is now the right time for me to buy?” Whether you are just tired of renting and want to live by your own rules or maybe you're tired of being told you can't have a dog/or your rental doesn't allow pets. Or say you’re tired…
