Statistics from Big Sky County MLS for October 2020 have been released and we are excited to share what the market has done over the last month and compare it to October 2019 in Big Sky.

 

  • Average Sales Price for Single Family Homes have seen an increase of 21.8% jumping to $2,579,804. Condo/Townhouses also saw a large increase this month of 37.2% putting the Average Sales Price at $1,105,365.

  • Closed Sales have increased for Single Family Homes with a total of 28 closed transactions, up from 5 in 2019. Condo/Townhouses have also seen a large increase of 160% with 52 Closed Sales.

  • Inventory of Single Family Homes has decreased by -37.3% to only 42 homes vs. 67 this time last year.  Inventory of Condo/Townhouse has also decreased -52.4%

Good Morning Bozemanites! It's time for our Monday Market Update for Bozeman and Belgrade City Limits.

We decided to change things up a little and compare Bozeman City Limits statistics to Belgrade City Limits for September 2020

 

Single Family Homes within Bozeman City Limits sold for 100.1% of their asking price while homes in Belgrade City Limits sold for 100.4% of their asking price.   

More properties are coming onto the market within the City of Bozeman as new listings totaled 51 while Belgrade City Limits was 20. More properties are selling within the City of Bozeman as August totaled 71 closed sales and 33 properties sold in Belgrade City Limits.

It's time for our Monday Market Update for Bozeman City Limits. 

This week we are comparing condominium and townhouse statistics for September 2020

Condominiums in Bozeman City Limits sold for 101.4% of their asking price for an average of $339,952 while townhouses sold for 100.8% of their asking price for an average of $372,921.

47 condos have gone under contract and 78 sold in September. As for townhouses, 14 went under contract and 6 sold. 

There were a total of 30 condos for sale with an average days on market of 51. Only 9 townhouses were actively for sale with an average of 38 days on the market. If properties were on the market longer there are several factors that could have contributed to that; price, location, and layout.

Bozeman is one of the fastest growing micropolitan cities in all of America. This means our Gallatin Valley real estate market is also rapidly growing and changing as well. 

Big Sky MLS released a 2018 Annual real estate market report and the results did not disappoint. 

Here are some key takeaway stats from the report: 

  • In Gallatin County, we saw an average sales price rise by 13.4% in 2018 compared to 2017.
  • One of the many factors to the rise in pricing is due to the low inventory which dropped by 14.6% from 2017 to 2018.
  • Within the Bozeman City Limits, the total sales closed increased by 3.6% in 2018 and the percent of list priced received came in at 99.1% of all sold homes in the area.
