There’s a lot to consider when you put your house on the market. When working with a seller, I always brief my clients with a lot of this information beforehand. However, if you are looking to sell your home on your own (for sale by owner), pay careful attention to this blog. It could prevent your house from sitting cold on the market.
This is a common mistake - Using the wrong neighborhood sales statistics. You want to analyze other homes, do so within a very close proximity to where your home is located. Using a home that is located near a park or in a more appealing neighborhood than your home will inevitably cost more. So be very careful when looking at different comps in your area when deciding on a listing price, especially if you don't request have an agent to do the analysis for you.
I do not recommend relying on Zestimates. Zestimates does not provide accurate information for Montana homes. But why? Montana is a non-disclosure state; therefore, Zestimates relies on using tax data to configure listing information BUT it's outdated by many years.
This one is important! You always want to make sure you PREP your home. Buyers are looking for a home that has been well maintained, clean, and is easy to visualize how their belongings will look in the home.
- Staging - This could be done yourself but spending the extra few dollars is HIGHLY recommended to hire the professionals. They understand the right type of furniture pieces (and size) and what will attract the RIGHT buyers to your home. Staging is well worth it.
- Installing new carpet - This goes a long way if a potential buyer can see brand new carpet and zero stains.
- A fresh coat of paint - This makes a significant impact when homebuyers walk through a house and smell fresh paint. It instantly feels like it’s a brand new home. Make sure to use neutral/natural colors, hang off on using any vibrant colors.
- Declutter as much as possible - Store away those knick-knacks in a drawer or closet.
- Remove family photos - Allow people to focus on the home rather than letting people checking out what your kids look like as cute as they may be.
- Be careful of large furniture – It could make a room look smaller than it is
- Ensure walking areas between furniture pieces or in a bedroom are easily accessible.
- Curb Appeal – New homebuyers want to see a clean yard, green grass, clean windows, and no trash or clutter in your backyard. Fresh flowers or planter pots goes a long way to add color and appeal.
