It's time for our Monday Market Update for Bozeman City Limits.

This week we are comparing condominium and townhouse statistics for February 2020.

Condominiums in Bozeman city limits sold for 98.4% of their asking price for an average of $327,762 while townhouses sold for 99.7% of their asking price for an average of $319,950.

39 condos have gone under contract and 29 sold in February. As for townhouses, 14 went under contract and 2 sold. 

There were a total of 85 condos for sale with an average days on market of 81. Only 33 townhouses were actively for sale with an average of 48 days on the market! If properties were on the market longer there are several factors that could have contributed to that; price, location, and layout.

Good Morning Bozemanites! It's time for our Monday Market Update for Bozeman.

This week, we are comparing Bozeman city limits statistics to outside Bozeman city limits for February 2020.

Single family homes within city limits sold for 98.3% of their asking price with an average sales price of $538,938 while homes outside city limits sold for 102.1% of their asking price with an average sales price of $880,767

More properties are coming onto the marking outside the city as new listings totaled 49 while inside city limits was 29.  More properties are selling within the city as February totaled 32 closed sales and outside the city 15 properties sold.

In February 2020, single family homes in Bozeman city limits sold for 98.37% of their asking price! 

41 homes have gone under contract and 32 homes have sold! Here at Tamara Williams and Company we placed 10 properties under contract and sold 5 others. Take a look at our February 2020 Production. 

There were a total of 63 homes for sale, which is 35 less than February 2019.  With an average days on market of 66 days.  If homes were on the market longer than 66 days there are several factors that could have contributed to that; price, location, and layout.

  • The Median Sales Price for Single Family homes in Bozeman for February 2020 has seen an increase of $48,250 compared to February 2019.
  • Closed sales have remained the same for Single Family homes compared to February 2019.
  • Year to Date, we are looking at an average sale price of $538,938 for Single Family homes and $327,256 for a Condo/Townhouse.
  • Lastly, this statistic is always interesting. Percent of homes sold at or above list price came in at 98.3% year to date for Single Family homes and 98.5% for a Condo/Townhouse.

We decided to change things up a little and compare Bozeman city limits statistics to Belgrade city limits for January 2020.

Single family homes within Bozeman city limits sold for 97% of their asking price with an average sales price of $511,580 while homes in Belgrade city limits sold for 99.8% of their asking price with an average sales price of $346,393. 

More properties are coming onto the marking within the city of Bozeman as new listings totaled 48 while Belgrade city limits was 9.  More properties are also selling within the city of Bozeman as January totaled 40 closed sales and 17 properties sold in Belgrade city limits.
