Prices have skyrocketed in city limits.  Many home buyers are experiencing appreciation at a fast rate.  The number of homes going under contract has greatly gone up and the lack of new listings hitting the market are stoking bidding wars.  The list price to sales price has actually slightly decreased, but some of this may have to do with the age of homes that were purchased during this time period, or people got a little lucky with a slightly slower Christmas market. Christmas was still great so do not think it was a slow time, investors tend to get anxious when their homes sit on the market for a week or two.

Bozeman Real Estate Market Update

  • Average Sales Price for Single Family homes has gone up 53% as well as Condo/Townhomes in Bozeman have increased to a  whopping 74%  from June 2020 to June 2021. 
  • Closed Sales have begun to decrease for Single Family Homes by 12%, where Condo/Townhomes have increased by 20% in the last year. 
  • Inventory of Single Family Homes for Sale has seen a decrease at 47%, whereas, the Inventory for Condo/Townhomes for sale has decreased to 76%. 
  • The Percent of List Price Received for Singal Family Homes and Condo/Townhomes has remained the same from this past year around 102.5%

Statistics from Big Sky Country MLS for May 2021 have been released! So let's compare it to May 2020.

  • Average Sales Price for Single Family Homes are starting to creep back up after April's plateau with a 41.2% increase, bumping to $745,179. Condo/Townhouses also saw an increase of 50.2% rising the Average Sales Price to $504,587.

  • Closed Sales have actually begun to increase for Single Family Homes with a total of 51 closed transactions, up from 41 in 2020. Condo/Townhouses are also increasing by 25.8% with 39 Closed Sales.

  • Inventory of Single Family Homes is still at a deficit by -65.9% with only 31 homes vs. 91 this time last year.  Inventory of Condo/Townhouse has seen a higher decrease…

IT'S TIME FOR OUR MONDAY MARKET UPDATE FOR BOZEMAN!

This week we are comparing Bozeman City Limits statistics to Outside Bozeman City Limits for April 2021.  

Single Family Homes within City Limits sold for 102.3% of their asking price with an average sales price of $692,225 while homes Outside City Limits sold for 100.4% of their asking price with an average sales price of $1,290,336

There are about the same number of listings coming onto the market inside the City as new listings totaled 48 and Outside City Limits there were 49.  More properties are selling outside the City as April totaled 51 closed sales and inside the city 36 properties sold. 

There were a total of 19 homes for sale inside the City while 42 homes were active…

  • Average Sales Price for Single Family Homes have seen a smaller increase than previous months of 5.3%, bumping to $692,225. While Condo/Townhouses saw an increase of 19.3% rising the Average Sales Price to $429,874.

  • Closed Sales have actually begun to increase for Single Family Homes with a total of 36 closed transactions, up from 23 in 2020. Condo/Townhouses have also seen an increase of 24.3% with 46 Closed Sales.

  • Inventory of Single Family Homes is still at a deficit by -77.6% to only 19 homes vs. 85 this time last year.  Inventory of Condo/Townhouse has seen a higher decrease at

  • Average Sales Price for Single Family Homes have seen an increase of 47.3% jumping to $823,672. While Condo/Townhouses saw an increase of 26.3% rising the Average Sales Price to $445,672.

  • Closed Sales have decreased for Single Family Homes with a total of 37 closed transactions, down from 41 in 2020. Condo/Townhouses have also seen a slight decrease of -10.3% with 35 Closed Sales.

GOOD MORNING BOZEMANITES! IT'S TIME FOR OUR MONDAY MARKET UPDATE FOR BOZEMAN AND BELGRADE CITY LIMITS.

We decided to change things up a little and compare Bozeman City Limits statistics to Belgrade City Limits for February 2021.

Single Family Homes within Bozeman City Limits sold for 101.1% of their asking price while homes in Belgrade City Limits sold for 99.8% of their asking price.   

More properties are hitting the market within the City of Bozeman as new listings totaled 37 while Belgrade City Limits had 20. More properties are selling within the City of Bozeman as February totaled 27 closed sales and 20 properties sold in Belgrade City Limits.

In January 2021, Single Family Homes in Bozeman City Limits sold for 99.9% of their asking price! 

40 homes have gone under contract and 20 homes have sold! Here at Tamara Williams and Company we placed 5 properties under contract and sold 1 other. Take a look at our January 2021 Production.

  • Average Sales Price for Single Family Homes have seen an increase of 28% jumping to $656,774. While Condo/Townhouses saw an increase of 18.1% rising the Average Sales Price to $422,635.
