In June 2020, Single Family Homes in Bozeman City Limits sold for 98.9% of their asking price!

Statistics for Big Sky County MLS for June 2020 have been released and we are excited to share what the market has done over the last month and compared to June 2019. 

  • Average Sales Price for Single Family Homes have seen an increase of $56,717 jumping to $545,197. While Condo/Townhouses saw a decrease of 14.7% dropping the Average Sales Price to $291,791!

  • Closed Sales have slightly increased for Single Family Homes with a total of 66 closed transactions, up from 61 in 2019. Condo/Townhouses have also seen an increase of 10% with 55 Closed Sales.

This week we are comparing Bozeman City Limits statistics to Outside Bozeman City Limits for May 2020

Single Family Homes within city limits sold for 99% of their asking price with an average sales price of $527,786 while homes outside city limits sold for 97.3% of their asking price with an average sales price of $827,464. 

More properties are coming onto the marking inside the city as new listings totaled 85 while outside city limits there was 58.  More properties are selling inside the city as May totaled 41 closed sales and outside the city 34 properties sold.

This week we are comparing condominium and townhouse statistics for May 2020.

Condominiums in Bozeman City Limits sold for 99.1% of their asking price for an average of $324,929 while townhouses sold for 99.3% of their asking price for an average of $374,143.

44 condos have gone under contract and 24 sold in May. As for townhouses, 18 went under contract and 7 sold. 

There were a total of 122 condos for sale with an average days on market of 27. Only 25 townhouses were actively for sale with an average of 92 days on the market. If properties were on the market longer there are several factors that could have contributed to that; price, location, and layout.
