This is an interesting topic that has come up. While the Bozeman real estate market is strong for sellers at this time, our advice to most sellers is of course to list!

However, this recommendation is to those sellers looking to list with an agent, not necessarily for a For Sale By Owner. There are a lot of changes happening this 2017 year and in current time, includes the tax reform. Who will the tax breaks mostly affect? Some homeowners in the higher bracket households have seen higher mortgage interest deductions than those in blue collar communities. While we may think, this is not exactly just .. will this upcoming tax reform make it more just or not? One proposal mentioned in this tax reform is to cap the deduction for mortgages below $500,000 which would limit the deductibility of a property taxes to $10,000. Winter and summer recreation - available June through March 

A fun day hike is Trail Creek hike located off of I-90 head south and (Exit 316) on the Trail Creek Road for 3 miles, then east on Goose Creek Road for 2 miles to the locked gate. Parking is available at this point. 

On this trailhead are majestic views of the Absaroka Mountains, Yellowstone River and Paradise Valley. 

This hike can be a day hike or multi-day hike. The trail will lead you to a quaint cabin, built in 1924. The cabin is located roughly 5.2 miles from the trailhead. It's a fantastic escape from civilization.

While it may seem like we see for sale signs everywhere we look around town, there has been a change in the real estate market the same time last year. I have provided below data published by Big Sky Country MLS the market activity for the Gallatin County. (Please note: this data reflects all cities in the Gallatin County, not just for Bozeman.)

  • For new listings hitting the market, there has been a 14% decrease.
  • Current homes for sale are down 31% from last year. This does not mean that homes are not moving (aka selling).
  • In fact, there has been a 10% drop in average days on market at 67 days vs. 75 days on market September 2016.
